Chuck Westgard's career in business spans more than thirty years, focusing primarily in the Real Estate and Development sector. Chuck has directed and been involved in the development and sales of over 2,000 residential and commercial units in both Canada and the United States. He has also positioned and managed over $200,000,000 for real estate projects and financial ventures. In addition, Chuck sits on the board of numerous companies for his well sought-after business strategy and expertise.

Norm Porter has over thirty years of experience in the land development and construction industry. His company Beech Developments Ltd., has completed development and construction of single and multi-family residential housing along with commercial and industrial projects throughout British Columbia and Washington State. In his career he has completed more than 50 land development projects with a total value over $400,000,000.

Sean Seyler has been involved in various business ventures, employing and managing partners in the hundreds, for over thirty years. Sean has founded many successful businesses in North America and abroad, with transactions in the 100's of millions of dollars. An entrepreneurial visionary, Sean leveraged a career in the lighting industry to acquire technology and proprietary systems using software and innovative designs that enable the development of successful businesses with novel and innovative processes.

Beech Westgard’s land development spans residential, commercial and industrial sectors. Each project is a multifaceted business process encompassing land assembly, feasibility analysis for best use, community relations, and development approvals. We undertake construction or work with strategic partnerships. In addition, we team with experts for marketing and sales.

Current Projects
  • Morgan View Estates, South Surrey, BC
    • Beech Westgard completed the rezoning of a 13 acre parcel of land into a 40 lot subdivision. These 10,000 square foot lots overlook Morgan Creek, with a view of the North Shore Mountains. The road construction is underway with completion expected in May of 2017.
  • Redwood Village, South Surrey, BC
    • Redwood Village is located in the North Grandview area and consists of 8 acres of Multi-Family designated land for neighbourhood expansion. Beech Westgard is currently helping to complete the NCP process as members of the citizen advisory committee.
  • South Port Kells, Surrey, BC
    • South Port Kells consists of a 70 acre parcel of land with 1km of Hwy 1 frontage and a future 192nd street-Hwy 1 interchange, on the northwest corner of the property. The land is currently in the agricultural land reserve, the application process is underway to rezone to light industrial.
  • Laronde Woods, South Surrey, BC
    • Laronde Woods is an infill project in the Ocean Park area of South Surrey. This four acre parcel is surrounded by existing luxury homes. Beech Westgard achieved rezoning to allow for a 20 lot subdivision for single family homes. As of February 2017, the roads are nearing completion.
  • Rosemary Business Park, South Surrey, BC
    • Rosemary Business Park consists of a 5 acre parcel of land on Croydon Drive, fronting on Highway 99. The approval process is underway to rezone and build 100,000 square feet worth of office space.
  • Cedar Row Estates, Surrey, BC
    • This 15 acre infill parcel is located in the Tynehead neighbourhood of North Surrey. Land is currently zoned RA, but Beech Westgard is initiating the process to rezone to RF with an expected yield of 40 lots.
  • Headwaters Phase II, South Surrey, BC
    • Headwaters Phase 2 encompasses the final 87 units of the condominium project in South Surrey’s Grandview neighbourhood.
  • Ocean Park Row Houses, South Surrey, BC
    • This infill is located in Ocean Park, South Surrey. The project is currently a commercial nursery assembled with two neighbouring properties. Beech Westgard has initiated the process to rezone the property to allow for 12 row houses.
  • Morgan Crossing Corporate Centre, South Surrey, BC
    • This soon to be corporate centre is a 5 acre parcel of land on Croydon Drive, fronting on Highway 99. Beech Westgard rezoned the land and is currently building the 65,000 square feet worth of office space and a 75,000 square foot storage facility in partnership with Isle of Mann developments. This project is nearing completion.

Residential
  • Rosemary Gate, South Surrey, BC
    • This land was purchased from the City of Surrey and zoned for townhomes. Beech Westgard designed a 20 unit townhouse project and built them in partnership with WoodBridge Homes in 2016.
  • Elgin Oaks, South Surrey, BC
    • Elgin Oaks is a 43 lot subdivision with 16 townhomes, and 8 single family homes constructed from 2014 to 2016.
  • North Grandview Concept Plan (NCP), South Surrey, BC
    • Beech Westgard assembled 107 acres of land and was agent for the remaining home owners in the North Grandview NCP amendment area. Beech Westgard undertook master planning community and completed the NCP process in conjunction with the City of Surrey and then proceeded to develop and sell between 2003 and 2009.
  • Katsura Master Plan Community, South Surrey, BC
    • Beech Westgard assembled a 30 acre parcel of land in the North Grandview neighbourhood of South Surrey and initiated a planning process to achieve a mixed residential project totalling 280 units. The project was sold to Cressey Developments in 2012.
  • Morgan Acres Phase I, South Surrey, BC
    • Beech Westgard purchased a 30 acre parcel in South Surrey, which was zoned R1G. Beech Westgard then completed the roads and servicing and sold the 30 single-family lots
  • Morgan Acres Phase II, South Surrey, BC
    • Beech Westgard assembled a 20 acre parcel of land and rezoned to allow for 50 single family lots and 139 townhomes. Beech Westgard then built 6 homes and sold the remaining single family lots to local builders, and townhomes to Emaar Properties Ltd.
  • Headwaters Phase I, South Surrey, BC
    • Headwaters Phase I comprised of the first 62 units of a 149 unit condominium project in South Surrey’s North Grandview neighbourhood.
  • Eighty 80, Richmond, BC
    • This project consisted of a 1.5 acre parcel of land that was rezoned to allow 28 townhomes built in partnership with Lakewood Developments.
  • Cambria Court, Richmond, BC
    • Beech Westgard assembled 4 single family lots and rezoned to allow for 20 townhomes. These townhomes were built to completion and sold by Beech Westgard.
  • Tsawwassen Mews, Delta, BC
    • Beech Westgard assembled two properties and rezoned, built, and sold a 36 unit condominium complex.
  • Richland Court, Richmond, BC
    • Beech Westgard assembled two properties in Richmond and built and sold the 28 townhome development in partnership with Lakewood Developments.

  • Southpoint Business Park I, Surrey, BC
    • A 56,000 square foot office warehouse complex on Croydon Drive.

    • A 31,000 square foot office warehouse complex on Croydon Drive.
  • East Cloverdale Industrial Park, Surrey, BC
    • Beech Westgard purchased 16 acres of property from the City of Surrey in 2007 and developed it into an industrial subdivision in partnership with B&B contracting in 2008.
  • Chilliwack Business Park, Chilliwack, BC
    • This project consisted of an 80 acre industrial park on Lickman road in Chilliwack. The property was rezoned to industrial and the development was completed between 2005 and 2006.
